I am sure this question has been asked numerous times by members of the real estate community and also discussed among the general public. There have been many studies, polls, debates, and surveys’ trying to ultimately decide what is on the minds of potential home sellers and what are the most important factors in deciding on a Realtor However I feel that these answers can vary greatly given the marketplace, location as well targeted demographic.
This question has been weighing heavily on mind recently as I have been noticing more home sellers interview multiple realtors in the hopes of finding the “right one.” However, what makes a Realtor, the “right one”?
The most common objections that I face as a Realtor are how much is your commission, how long is the contract, and what will you do to sell my home? Do you feel that these factors are important or are sellers basically choosing the agent off of gut instinct and who they feel most comfortable with?
Obviously there are many other factors that go into making a decision such as price and quality of service as well as the agent’s reputation however in today’s environment, how important are the terms of a contract including commission and a great marketing plan. While it is a known fact that real estate commissions are negotiable many agents are unwilling to budge on their terms. Does this make them a stronger agent or are these agents hurting their chances of growing their business by being so hard nose.
I am not suggesting that sellers enlist the services of discount Real Estate companies as well as not suggesting that Realtors work for free. However I personally feel it may be time to start empowering the consumers more than what we have and doing our fiduciary responsibility of working FOR our clients. With the increase of competition among agents vying for consumers, I have seen Realtors offering clients free dinner and movie tickets simply for an appointment, others offer reduced fees and even others offer other forms of gimmicks and tricks attempting to convince home owners to use their services.
I would love to hear your comments, feedback even if you are not planning on selling a home. The main question is this: If you were interviewing multiple realtors for the job of selling your home, what are the main factors that would influence your decision??
Is it commission?
Length of the contract.
Strength of the Marketing Plan
